01 / WHY IT MATTERS
Epoxy was built for a cooler climate.
Arizona slabs do not play by Midwest rules. A garage floor can hit 140°F in July and still has to hold a hot tire rolling in off the street. Most coatings were never built for that. Polyaspartic was.
Heat and hot-tire pickup
Direct summer sun through an open garage door pushes a slab well past comfortable, and ordinary resins soften enough under that heat for a warm tire to lift and wrinkle the coating as it cools — the failure mode installers call hot-tire pickup. Polyaspartic resin stays chemically stable at those temperatures and does not soften enough to let it happen.
UV and monsoon swings
Slower-curing resins chalk and yellow under constant ultraviolet light, and monsoon season adds sudden humidity and rain to a surface that spent the afternoon baking. Polyaspartic cures fast enough to avoid the long open-cure window that causes problems in swinging conditions, and it does not yellow in the sun.

Inspect
We walk the slab, check for cracks, expansion joints and prior coatings, and test for moisture before anything is scheduled.

Grind
Diamond grinders open the concrete pore structure. No acid etching — it does not create a mechanical bond that holds up in Arizona heat.

Repair
Cracks are chased and filled, spalled areas patched, and control joints addressed so they do not telegraph through the finished coat.

Base coat
A pigmented polyaspartic base goes down while the ground profile is clean and dry, giving the flake a surface to bind to.

Broadcast
Vinyl flake is broadcast to full refusal by hand while the base coat is still wet, for even coverage with no bare patches.

Topcoat
A clear polyaspartic topcoat locks the flake in and carries the abrasion, chemical and UV resistance for the life of the floor.

01 How long does a garage floor coating take?
Most two-car garages are ground, coated and flaked in a single day. You can walk on the floor the next day. Vehicle traffic waits a bit longer — ask for the exact return-to-service window when you get your quote, since it depends on temperature and the system used.
02 What's the difference between epoxy and polyaspartic?
Both are resin coatings. Epoxy cures slowly, which is why installers avoid direct sun during application, and it can yellow under UV over time. 03 Do you offer a warranty?

04 How much does a coated floor cost?
Price is driven by square footage, the condition of the existing slab, the system you choose, and color complexity. A bare, crack-free slab costs less to prep than one that needs grinding, patching and moisture mitigation first.
