Multifamily parking garages take vehicle traffic, tire chemicals and hot-tire pickup at a much larger scale than a residential garage. HOA amenity spaces — pool decks, clubhouse floors and breezeways — need slip resistance and UV stability for exterior exposure, plus a finish that photographs well for leasing and marketing. Common-area breezeways and building entries take year-round foot traffic and need to look clean on the walk-through as much as they need to hold up structurally.

We set up recurring maintenance and refresh coating programs for portfolios that want a predictable line item instead of an emergency call when a floor finally fails. A refresh recoat renews the wear layer on an existing coating system without regrinding the whole slab, which keeps cost and downtime well below a full tear-out and reinstall.
For a multi-property portfolio, that means budgeting floor maintenance on a schedule you set, across every site, instead of reacting property by property as each floor eventually wears through on its own timeline.

Parking structures get phased by level or by section so residents always have access to parking during the work. Pool decks and amenity spaces are scheduled for the lowest-traffic window, with access notices and signage handled ahead of the crew showing up, not as an afterthought once they arrive.
