A commercial floor has to survive foot traffic, carts, spills and cleaning chemicals, and it has to do it without shutting the business down to install.
Retail floors take constant foot traffic and need a finish that still looks new after a year of cart wheels and dropped merchandise. Restaurant and commercial kitchen floors take hot grease, sanitizing chemicals and thermal cycling from washdown, which is a different problem than a garage or a showroom. Medical and office spaces need a floor that reads clean, holds up to rolling equipment and daily disinfecting, and does not off-gas strong odor into an occupied building during install.
Tenant improvement work adds a scheduling constraint on top of all of that: the floor is usually one of the last trades in before a space opens, and a slow cure eats into the days you have left before your grand opening or lease start date. We coat on fast-return systems by default for exactly that reason — a floor that is not walkable for a week is not a commercial floor system, it is a residential system installed in the wrong building.
02 / THE SYSTEM
Three systems, matched to the space.
Solid-colour polyaspartic is the default for retail, office and medical floors — it cures fast, stays UV-stable behind storefront glass, and comes in a flat color range that reads clean under fluorescent or LED lighting. High-build epoxy is a cost-effective option for interior spaces without direct sun exposure, where budget matters more than the fastest possible cure. Urethane cement is the system for commercial kitchens and wet areas — it tolerates thermal shock, hot water and grease in a way a resin coating alone cannot, and it is typically installed with an integral cove base that eliminates the seam where the floor meets the wall.
Slip resistance is not an afterthought on a commercial floor: a broadcast aggregate or texture additive is available across every system, sized to the traffic — finer for a showroom or lobby, coarser for a kitchen line or a loading area. Chemical resistance is built into the resin itself, not added after the fact, so it holds up to the cleaning products your janitorial crew already uses.

03 / HOW THE INSTALL RUNS
What a facilities manager needs to know.
Downtime, odour and moisture are the three questions every commercial client asks first. Here is how we handle each one.
Phasing and downtime. Large floor plates get broken into sections so part of a retail floor, office or warehouse stays usable while another section is coated. You get a schedule up front showing which section closes on which day, not a single blanket closure for the whole install.
After-hours and weekend work. Occupied buildings are the norm, not the exception, for commercial and TI work. Nights and weekends are the default scheduling window when a business cannot close, and we confirm building access, noise restrictions and security sign-off before the date is locked.
Odour and VOC. Polyaspartic systems generate far less odor during cure than a standard epoxy, and cure fast enough that most spaces can be re-occupied well before a slower system would even be walkable. If your space has ventilation or occupancy constraints, tell us before we quote so we can plan install timing around them.
Moisture testing. Every commercial slab gets tested for moisture vapor before we price the job, not after we start finding problems mid-install. A reading that comes back high changes the primer, and on some floors it changes which system we recommend outright. That decision happens on paper, before a crew is on site.
Dust control. Grinding and prep run on vacuum-shrouded equipment, not open dust in an occupied space. That matters most in medical and office environments, where airborne dust can affect equipment and occupants well beyond the floor itself.

01 How much downtime should we plan for?
It depends on square footage and the system, but most retail and office spaces are back in service the same day for foot traffic. We phase larger floor plates in sections so part of the space can stay open while another section is coated, and we schedule around your hours instead of asking you to close.
02 Can you install after hours or overnight?
Yes. Most tenant improvement and occupied-space work happens nights or weekends by design, not by exception. We confirm access hours, noise restrictions and building management sign-off before we schedule.
03 Do you test for moisture before quoting?
Yes, on every commercial slab. A moisture reading that comes back high changes the primer and can change the system we recommend, so it happens before we price the job, not after we start finding problems mid-install.
04 What is the difference between epoxy, polyaspartic and urethane cement for a commercial floor?
