Epoxy flooring, and when we recommend against it

Epoxy still has a place — mostly indoors, out of direct sun, and where budget matters more than a 20-year finish. We will tell you honestly when that is your floor, and when it is not.

01 / WHAT IT IS

A proven resin, with a real limit.

Epoxy is a two-part resin coating: a resin and a hardener that react and cure once mixed. It has been the standard garage and shop floor coating for decades, and in the right conditions it still performs well — hard, chemical-resistant, and available in solid colors, flake blends, and the metallic pigment effects covered on our metallic epoxy page.

What epoxy is not built for is a slow cure in direct desert heat. It typically takes a day or more to cure fully, during which the resin is more sensitive to temperature and humidity than a fast-curing polyaspartic. That is a manageable constraint indoors, out of the sun, in a controlled environment. It becomes a real limitation on any slab that sees direct summer sun or hot tires rolling in straight off the street.

02 / IN ARIZONA

Where it works, and where it doesn't.

Two specific failure modes show up disproportionately with epoxy in this climate. The first is hot-tire pickup: a tire that has been rolling on 150°F+ asphalt softens standard epoxy enough to lift or wrinkle it as the tire cools. The second is UV yellowing and chalking on any epoxy that sees direct sun — through an open garage door, on a covered patio with reflected light, or outdoors where epoxy was never intended to live long-term.

Where epoxy still makes sense: a fully enclosed interior garage or shop with no direct sun and light vehicle traffic, a decorative metallic floor in a showroom or game room, and cost-sensitive commercial spaces — retail stockrooms, light-industrial interiors — where budget outweighs the marginal performance gap and UV exposure is not a factor. Where we recommend against it: any garage door that catches afternoon sun, any exterior slab, any floor that will see hot tires rolling straight in from a summer street. 03 / THE SYSTEM

Prep doesn't change.

Prep does not change by resin type. What changes is the base and, often, the topcoat.

    The existing concrete, mechanically profiled to open the pores so the coating bonds instead of sitting on top.

    Seals vapor drive from the slab before it can push a finished coat loose from underneath.

    Pigmented epoxy base coat

    A two-part epoxy resin providing color and, when broadcast, a base for flake. It cures slower than polyaspartic and needs a shaded, temperature-controlled work window to lay down correctly.

    Flake broadcast (optional)

    The same vinyl flake broadcast used in our polyaspartic systems, for texture and color, applied while the epoxy base is still wet.

    Topcoat, epoxy or polyaspartic

    We frequently finish an epoxy base with a polyaspartic topcoat rather than epoxy-on-epoxy — it cures faster and holds color and clarity better under UV, even on an interior floor near a window or door.

Where epoxy fits your floor.

  • Solid color or flake

    A solid pigmented epoxy floor for a clean, minimal shop look, or a flake broadcast for texture, hidden imperfections, and better slip resistance.

  • Metallic pigment

    Epoxy is the base for our metallic finish — pearlescent, marbled color movement that a standard flake system cannot produce. See /metallic-epoxy-floors/.

  • Polyaspartic topcoat upgrade

    Keep the epoxy base — for cost or a specific decorative effect — and upgrade the wear layer to a polyaspartic topcoat for better UV and abrasion resistance over time.

  • Commercial interior packages

    For cost-sensitive commercial interiors without UV exposure, an epoxy system can be the right economic call, particularly at larger square footage where the material cost difference compounds.

Questions about epoxy.

01 Will epoxy hold up on my garage floor in Arizona?

It depends on sun exposure. An interior garage with no direct sun and no hot tires rolling straight in off a summer street can do fine with epoxy. A door that catches afternoon sun is exactly the condition epoxy struggles with — we will tell you honestly which system fits, not sell you the one with the better margin.

02 Is epoxy cheaper than polyaspartic?

Sometimes, at the material level, but the gap is smaller than most people assume once labor, prep, and a comparable topcoat are factored in. We quote both so you can compare an actual number for your floor, not a rule of thumb.

03 Can I get a metallic look with epoxy?

Yes — metallic pigment effects are an epoxy-specific finish; polyaspartic does not produce the same pearlescent movement. See /metallic-epoxy-floors/ for that system in detail.

04 Can you upgrade an existing epoxy floor without starting over?

Usually not by coating directly over it — we inspect the existing floor and, in most cases, grind it off so the new system bonds to sound concrete. We will tell you exactly what your floor needs when we look at it.
