For production & custom home builders
A garage floor package that fits your model home, your spec inventory, and your buyers' upgrade list — on your build schedule, not around it.
01 / PACKAGE STRUCTURE
A package that scales with your community.
Builders do not buy one floor at a time. The program is structured the same way your community is: a model home standard, a spec-home default, and a per-lot upgrade path for buyers.
The model home gets the finish you want every walk-through visitor to see — usually the upper end of your flake or color range, since it is doing double duty as a sales tool. Spec homes run on a standard package you set once and we install consistently across every lot, so a buyer touring three spec homes sees the same quality floor in each one. Buyers who want to upgrade from the base spec choose from a defined option list at the design center, priced and selected the same way as their other structural and finish options — we do not price that here, since it is specific to your program and your community, but we will work out the structure with you directly.
Design-center presentation matters as much as the floor itself. We supply physical samples of the flake blends, solid colors and metallic options in your program so your design consultants are showing buyers the actual material, not a rendering.
02 / SCHEDULING
Slab cure, HVAC, and when a garage is actually ready.
Coating too early is one of the most common causes of adhesion failure on new construction — and one of the easiest to avoid with the right sequencing.
A bare slab typically needs about 28 days of cure time before it is ready to coat — new concrete continues releasing moisture well past the point it looks and feels dry, and coating over it too soon traps that moisture under the finish. We also wait until HVAC is running in the home. A garage that has never had climate control cycling through it is still equalizing temperature and humidity, and that shift can stress a coating that went down before the house settled into its normal conditions.
Moisture is tested at the slab before we schedule the coating date, not assumed from the pour date on the schedule. That test is what tells us the garage is actually ready, not just old enough on paper.
03 / ON-SITE PROCESS
Walkthrough, punch list, and one contact for your super.
Coordination runs through your superintendent, the same way every other trade on the schedule works.
We confirm garage readiness with your superintendent, coordinate access around other trades still finishing the home, and walk the finished floor together before it goes on the closing checklist. Punch items get flagged and resolved before the home moves to its final walk, not discovered by the buyer on move-in day.

04 / QUESTIONS
Builder partnerships, answered straight.
01 When do you schedule the coating relative to the rest of the build?
After HVAC is running and the slab has had time to cure — a bare slab typically needs about 28 days of cure before it is ready for coating, and installing too early is one of the most common causes of adhesion failure in new construction. We coordinate the exact date with your superintendent once those conditions are met.
02 Can buyers choose their coating as a design-center option?
Yes. We can supply physical samples and a defined set of choices for your design center so a garage floor coating sits alongside your other buyer upgrades, priced and selected the same way.
03 Who do you coordinate with on-site?
Your superintendent, for scheduling and walk-through sign-off. We keep one point of contact on our side so you are not fielding calls from a rotating crew.
