Glendale's housing stock spans four decades — 1960s-70s brick ranch homes near the historic downtown and Catlin Court, 1980s-90s tract homes through Cholla and Stetson Hills, and 2000s production communities like Arrowhead Ranch and Coyote Lakes pushing toward the city's northern edge.

Most of Peoria's residential growth happened from the 1990s through the 2010s, so the majority of garage slabs here are production-built: consistent pours, standard control-joint spacing, and usually a single builder-grade acid-etch — or nothing at all — under a coat of gray paint that has since worn through at the tire tracks.

Phoenix is the outlier on this list because it isn't one housing era — it's all of them at once.

Scottsdale skews toward custom and semi-custom construction, especially north of Shea and in the foothill communities — DC Ranch, Grayhawk, Troon North and McDowell Mountain Ranch are full of larger, architect-designed garages: three- and four-car bays, higher ceilings, and finish expectations that match the rest of the house.

Surprise built out fast from the late 1990s through the 2010s, and a large share of that growth is age-restricted: Sun City Grand alone accounts for thousands of production slabs poured to a consistent builder spec, which makes prep more predictable than in a city with mixed-era housing.

Goodyear is one of the fastest-growing cities in the state, and it shows in the slab work: Estrella, PebbleCreek, Palm Valley and Canyon Trails together represent tens of thousands of production-built garages poured in the last two decades, most following the same builder-grade spec repeated lot after lot.

Avondale sits squarely in the West Valley's new-build corridor, with communities like Alamar, Crystal Ridge and Garden Lakes built out mostly from the late 1990s onward and Rancho Santa Fe and Coldwater Springs adding more recent inventory closer to the Goodyear line.

Litchfield Park is small and mostly built out, which makes it the opposite of a production-home city — the historic townsite around the Wigwam resort has older, individually built homes with garage slabs that vary lot to lot far more than a tract subdivision, while newer sections like Blue Horizons, Pasadera and Zanjero Trail toward the city's edges carry more consistent, recent construction.

Sun City is the oldest planned community in our service area — Del Webb broke ground here in 1960, and Sun City West followed starting in 1978, which means a meaningful share of the garage slabs we quote in this city are fifty to sixty-five years old.

Buckeye is the fastest-growing city in the West Valley and one of the fastest in the country, and nearly all of that growth is new construction — Verrado, Tartesso, Sundance, Sienna Hills and Festival Ranch together represent a huge volume of production garages poured in the last fifteen years, with more breaking ground constantly on the city's western edge.
